Resident Qualification Criteria

We are delighted you are interested in leasing from Azure Sky Realty.  Below we have listed the criteria for qualifying as a resident with us.  Applications are accepted on a first come first serve basis and are subject to availability.  To be considered for approval, all persons over the age of 18 must fully complete a separate rental application.  Any omission, errors, or falsifications may result in denial of an application or terminate the right to occupancy. All applications are subject to approval through a computerized scored review through an outside application agency.  Approval/Denial is based on a review of the following criteria:

General Requirements

  • Each applicant must provide a government issued photo ID;

  • All residents and occupants eighteen years of age or older must complete an application;

  • Supplemental documentation and information required for the application must be included;

  • Properties will remain on the market until the application is completed and approved, at which time the deposit must be paid in full;

  • Applicants must provide a copy of their social security card or visa

  • The application fee must be paid in full prior to the application being processed

Rental History: Your application may be declined if past rental history includes lease violations, late payments, multiple returned checks or electronic payments, non-payment of rent, current landlord disputes or court proceedings, etc. Evictions within the past two (2) years or unsettled landlord debts will result in a declined application.  In some cases, we may make special exceptions  for applicants with unacceptable rental history and or landlord debt.  In those circumstances you must meet all of the following qualifications for your application to be considered: (1) Applicants may be required to pay landlord debts in full or set up an approved payment schedule and provide proof of payment verifiable with the previous landlord, (2) applicant must provide a favorable rental history from a previous landlord since the debt  or eviction occurred, (3) any landlord debt, paid or unpaid, will require additional security deposit prior to move-in;

Criminal Background Check: Applicants must pass a criminal background check.  Local and national criminal databases will be searched  and all criminal history will be reviewed. We do not rent to any person required to register as a sex offender. Criminal background involving dangerous and or violent crime, prostitution, domestic violence, and or possession of weapons or illegal substances are all grounds for denial of an application. Exceptions may be made for type and or age of offense, please provide details in your application. Criminal history which indicates that an applicant’s tenancy would constitute a direct threat to the health or safety of other individuals or whose tenancy could result in substantial physical damage to the property or others may result in rejection of the application. Failure to disclose any criminal history may be grounds for denial of an application; 

Credit Background Check: Landlord will obtain a credit report  in order to verify your credit and rental histories. Landlord’s decision to lease the property to you may be based upon the amount of both favorable and unfavorable account information obtained from this report. Unfavorable accounts may include, but are not limited to, unpaid judgments, write offs, charge offs, collection accounts, and excessive late payments, and past due accounts. Total unfavorable accounts, previous landlord filings, landlord debts, and landlord judgments, may be subject to decline of the application or other restrictions up to and including additional deposits being required.

Qualified Income: The combined monthly income of the Applicant(s) must equal 3x’s the amount of the monthly rent. Income includes all verifiable sources to include, but may not be limited to, employment, retirement, subsidies, court-ordered child support, alimony, severance, and social security, etc.  Verification of income is required in writing and must be able to be confirmed.  A minimum of two (2) months paystubs and or disbursement letters must be submitted for consideration of employment and or income.  Additional months may be requested.

Relocation: Offer letters or income verification from the Applicant’s Employer must be current or for a job starting within 30 days of move-in, on company letterhead (or notarized) and signed by the appropriate officer from the company and include the officer’s contact information.

Self-Employed/Commissioned: Self-employment income may be verified with a copy of the applicant’s most recent tax return and concurrent bank statements for the three months preceding the current month. If necessary, additional months may be requested.  Transfers will not be included in the calculations. No joint bank accounts may be used unless all joint owners of the account apply as leaseholders. No prepaid or PayPal accounts will be accepted.

Child Support: A court order or notarized letter from an attorney representing the terms of proposed assistance is required. Additional documentation may be required if necessary.

Non-verifiable income: Applicants that are unable to verify the income needed to properly qualify, must have a qualified Guarantor or pay for the lease in its entirety up front.

Lease Guarantor: A lease guarantor may be used under the following conditions: (1) Your monthly verifiable income is less than 3x’s the monthly rent, (2) You have a familial relationship with the guarantor, such as a parent or relative, (3) the guarantor lives within the United States and has a social security number, (4) the guarantor meets our credit and criminal history requirements, AND (5) the guarantor has verifiable monthly income which equals 4x’s the monthly rent.  

You may not use a Lease Guarantor if: (1) you are declined because of unacceptable rental history, (2) you are declined because of unacceptable criminal history, OR (3) your Guarantor has landlord debts, evictions, rental judgements, or foreclosures paid or unpaid.

Lease Guarantors must complete an application and provide the applicable documentation including a government photo id and a copy of their social security card.

Occupancy Standards: No more than 2 people may occupy any one bedroom.  In accordance with local restrictions on occupancy, no more than 4 unrelated persons may occupy any single dwelling unless zoning allows.  Residents are responsible for adherence to local zoning regulations and restrictions.

Pet Policy Information: The acceptance of pets is at the discretion of the landlord and property Owner, with the exception of dangerous breeds which shall be excluded unless special conditions apply.  No application, application fee, or application deposit will be deemed as accepted if pet disclosures and Owner acceptance have not occurred prior to completing the rental application. Each property Owner is allowed to set their own policy on the acceptance of pets.  Please ensure the property you are interested in allows pets prior to completing your application.

All pets must be properly licensed, have shots required by statute, and be spayed or neutered.  Documentation will be required.  Breeds with a disposition for or a history of aggressive behavior are prohibited. All properties have a limit on the number of pets allowed and/or the size of the pet.  No more than one pet per bedroom is allowed.  Pet owners must provide a picture of their pet along with vaccination records.  

A pet deposit and a non-refundable pet fee will be charged for each pet and is due with the application.  Pet deposits will vary depending on the size and age of the pet.  ALL pet owners must submit a Pet Screening along with their application and pay the required application fee for any pets that will be occupying the property.

Azure Sky Realty utilizes Petscreening.com for all pets and service animals.  The screening must be completed before the application can be approved.  Pet screenings are done at the pet owner’s cost.

Service Animals: Azure Sky Realty, in accordance with Federal Fair Housing Laws, does not consider a service or support animal as a pet, nor do we require or collect additional security deposits or rents for such.  All service animal owners must submit a Pet Screening for each animal.  There is no pet application fee, however Petscreening.com may ask that you provide them a signed copy of the letter indicating your need for a support animal.  It must be signed by your healthcare professional or provider.  Any additionally requested information will be at the discretion of Petscreening.com.  All support animals are prohibited from the property until the process is complete and approved by Pet Screening.

Resident Benefit Package: A Resident Benefit Package (RBP)  is required with each lease.  The RBP is $65 monthly and is billed to the resident at the first of each month.  The RBP includes renter’s insurance. If residents carry their own insurance, a deduction of $10.95 can be made to the RBP monthly charge but requires monthly confirmation of the required insurance.
